After completing the first phase of ground-up construction, Rockhill delivered the first four of eight buildings at Race Track Logistics in Pompano Beach, Florida, a 1.5 million-square-foot, 88-acre, class A industrial park designed to meet elevated environmental, architectural, and operational standards.
The project earned a LEED Silver certification under the LEED Building Design and Construction: Warehouses and Distribution Centers rating system, placing Race Track Logistics among a select group of only 10 projects in Florida to achieve this distinction.* To support this goal, Rockhill’s Development and Construction team incorporated a range of sustainability-focused initiatives, including reduced-water plumbing fixtures, LED lighting throughout the warehouse, exterior, and speculative office areas, dedicated recycling and trash compactor space, future EV charger pathways, and a balanced-site earthwork strategy. The team also constructed a lake that supplies on-site water for perimeter landscape irrigation.
Race Track Logistics reflects Rockhill’s commitment to delivering high-performing, flexible developments across its managed properties while practicing environmental stewardship and shaping places that enhance the overall experience for tenants and visitors.

Rockpoint acquired 275 Battery Street, a 30-story class A office tower in San Francisco’s Financial District, in December 2014. Since acquisition, Rockhill has actively optimized building operations, maintaining ENERGY STAR certifications every year with scores of 82 or higher while identifying energy efficiency and emissions-reduction opportunities.
In December 2023, the building’s electricity supply transitioned from PG&E to CleanPowerSF’s SuperGreen rate, delivering 100% renewable energy from wind and solar. This shift materially reduced the building’s environmental impact and aligned with San Francisco’s decarbonization goals. Market-based carbon emissions from electricity declined 52%, from 2.72 million kg CO₂e in 2014 to 1.3 million kg CO₂e by 2023*. The building’s market-based carbon emissions from electricity use dropped to zero beginning in 2024**.
This initiative represents a significant advancement in 275 Battery’s environmental performance, demonstrating Rockhill’s commitment to measurable, results-driven sustainability outcomes.

INDUSTRIAL ASSETS
Rockhill approaches industrial property management with the same dedication to quality, energy-efficiency, and user experience as its other asset types. We regularly engage with occupiers, not only as property managers, but as a resource for lighting and other energy efficiency upgrades.
In 2024, we demonstrated this commitment by completing several energy efficiency upgrades across the portfolio.
- State-of-the-art, motion sensing, high-efficiency LED lights were installed at four properties covering a total of 434,000 square feet.
- Inefficient HVAC systems were replaced, including two units in Dallas and one in Edgewood, with energy efficient and programmable HVAC systems.
Rockhill has identified and several opportunities to advance energy efficiency moving forward, including:
- Benchmarking energy and water use at all buildings.
- Studying feasibility of rooftop solar installations by partnering with tenants and electric distribution companies. We currently have one solar installation covering about 100K SF (generating 600 kW).
- Implementing a program to work with occupants to convert to LED lighting across the portfolio.
Total projected annual energy savings for these projects completed in 2024 is 561,000 kWh with $90,400 projected for annual monetary savings.*
